• Find the property that you are interested in purchasing
• Make a initial enquiry about it and get answers to all your questions
• Once you are completely satisfied and sure that want to buy the property place a holding reservation deposit to secure and take the property off the market. The reservation deposit is usually 1500 – 3000 € depending on the Development. The deposit is nor refundable in a case that you pull out of the deal.
• We would then do detailed checks on title documents, building permissions, debts, bank guarantees etc. and once we and your legal representative are satisfied we would advise you to proceed with signing the private purchase agreement
• About 15-30 days later when signing the preliminary private purchase contract you would need to pay the first deposit which could be anything between 10-30% of the asking price and the reservation amount is discounted from the sum. The percentage which is due on signing the private preliminary contract depends on the payment structure facilities you have chosen your self.
• After the property is been completed and habitation license is in place then we make an appointment with a notary and sign the Title Deeds /Notary Act/ in the Notary
• You would then transfer the remaining balance of the funds and get the title deeds transferred to your name.
• You are already an owner of a property in Bulgaria and the only thing you have to do is enjoy your holidays or the return income of your investment.
